• Why Build Rather Than Buy

Why Build a New Home Rather Than Buying?

There are many things to take into consideration when deciding whether to build a new home or buy an existing one. It can be a bit overwhelming!

To help you with this big decision, we have put together a list of the benefits of building your new dream home.

As the owner of a new build you may;

  • Be eligible for the First Home Owner Grant Scheme.

    • “The Queensland First Home Owners' Grant is a state government initiative to help first home owners to get their new first home sooner. Depending on the date of your contract, you’ll get $15,000 or $20,000 towards buying or building your new house, unit or townhouse (valued at less than $750,000).” (https://firsthomeowners.initiatives.qld.gov.au/)

  • You know exactly what to expect from the finished home. Unfortunately, even with pre-purchase inspections of existing homes - you may not know all the flaws in your new purchase until you've lived in it for some time. You avoid this risk when building a new home.

  • You can let your creativity flow and stamp it with your unique style, as you get to choose all of the decorative features and a layout to suit your needs and budget.

  • You often start with an empty canvas for landscaping, so can create the garden around your family lifestyle.

  • Once it’s built you can move right in to a clean, new home, without having to wait for existing owners to move out.

  • New roof, plumbing, heating/cooling and wiring. The big expenses are taken care of for many years.

  • New homes are generally more energy efficient as they are fitted out with new appliances and because the building must be constructed to the latest government building codes. You benefit from new standards such as environmental requirements that can help keep your energy costs down.

  • Passive design techniques can keep also keep energy bills down and reduce emissions. This might include orienting the home to take advantage of the climate - the sun, shade, the position of the block of land - as well as integrating technologies like insulation and energy efficient glazing. These all contribute towards keeping your new home environmental footprint minimal.

  • New builds come with Home Warranty Insurance to ensure everything is in working order.

  • If you build, stamp duty is only payable on the land and footings cost (not the total house and land package cost).

You also get to create a series of memories and stories throughout the journey, which you can share with friends and family as you celebrate christening your new fairytale home.

Building a new home shouldn’t be stressful! It should be something you can look back on with pleasure and satisfaction.
